Living Area: To take advantage of the views of the surrounding countryside the 1st floor is devoted to the living area with two French doors opening onto a large balcony complete with BBQ and seating and suitable for sunbathing. The entire top floor is open plan with comfortable couch and chairs arranged around coffee table and wood burning stove with TV, video recorder, DVD player and music system. There is a dining table with seating for 6 people. Kitchen: A fully fitted oak kitchen is well equipped with dishwasher, microwave and fridge. Bedrooms: Located on the ground floor, there is one double room with French doors to terrace leading onto the garden and pool area, and one twin room with two single beds. Both are south facing and very comfortably furnished. Bathrooms: There is a shower room with wash hand basin and wc on ground floor adjacent to the bedrooms.There is a second shower room with wash hand basin and wc in poolhouse adjacent to the main house and to the pool. Garden/Outside: The house is set in its own grounds with lawns and plenty of space for parking. Beside the pool there is a shower room with shower, wash hand basin and toilet, and a laundry room with washer, drying and ironing facilities. Pool: The 8m x 4m pool, with roman steps, is covered by a regulation security barrier. It is surrounded by a paved terrace ideal for sun bathing or relaxing in the shade of the Catalpa tree. The high beamed ceiling together with the many windows and south facing French windows gives the upper level of the house a wonderful bright airy feeling. Facilities: Oil fired central heating,firewood,telephone, hairdryer and electric fan,a selection of books and games, hammock. All household linen and towels, including pool towels, are included in the price and changed weekly during stays of two or more weeks. Cleaning service, by arrangement. For larger groups, Le Roucal Bas (sleeps 8) which is close by but totally independent, may be booked in conjunction, to provide extra accommodation. |

| Location |
The house is ideally located within 5 km of Sarlat with its heritage of renaissance and medieval architecture and a varied programme of music, theatre and other cultural activities. There are many restaurants, bars and shops and a colourful Saturday market. Canoeing, fishing and water sports on the river Dordogne are easily accessible as are the many chateaux and prehistoric sites in the area. Sporting activities include golf, horse riding, tennis, BMX track and country walks are also within easy reach. |

By air: The closest airport is at Bergerac, one hours drive away. Ryanair, and Flybe commute daily from several UK destinations. Bordeaux, Limoges, Toulouse and Rodez airports are all about two hours away. By road: From Paris, Limoges or Toulouse leave the A20 motorway at exit 55 and proceed to Sarlat. From Bordeaux take the A89 motorway as far as the exit for Perigueux Est and continue to Sarlat via Les Eyzies. From Bergerac, follow the signs for Sarlat. |

| Prices |
Prices range from 400 Euro in low season to 1200 Euro per week in high season; Week-ends and mid-week stays of a minimum of 3 nights are possible outside of high season. Please contact us for price details for your preferred period. Prices are all inclusive of the usual charges ( Electricity, water, gas and pool maintenance) as well as bed linen and towels ( including pool towels, tea towels, bath mats etc.) Prices are quoted in Euro per week. A 25% deposit secures the booking, with the balance due six weeks before arrival. Where the booking is made less than six weeks before arrival, the full amount is payable at the time of booking. Payment can be made by personal cheque, bank draft, credit transfer or credit card. |
