Le Massugat (a modern gite) is located in a small hamlet just to the north of Duras, about a 25 minute drive south of the historical town of Ste Foy La Grande which straddles the River Dordogne. The house sits right in the middle of one of the best wine-growing regions of France and within a 5 minute drive of Le Lac de Castelgaillard, famous for its sandy beach. The area is great for walking, cycling or driving - the roads are quiet with beautiful, undulating landscaped fields, vineyards, plum orchards, sunflowers and forests. Bordeaux and St Emilion are just an hour away and the lovely Eymet with its wood-beamed houses only a 20 minute drive. For golfers there is a superb course nearby. The house, which backs south, has a lovely open garden with beautiful views across the valley to Duras and a delightful swimming pool with sun terrace. |

This is an attractive house, very comfortably furnished, with a cleverly designed interior making maximum use of the internal space. It has a good size lounge/diner and master bedroom with ensuite, both of which open onto a covered veranda to the rear. There are two twin-bedded rooms, a large bathroom, separate shower room and well-equipped kitchen with washing machine, cooker (electric oven with gas hob), fridge/freezer and microwave. You will find a library of English books in the lounge, together with a TV which plays DVD’s – we have left a selection in the lounge for you to enjoy. Cot available (at extra cost) There are ironing facilities, linen and towels are provided (please bring your own pool towels) and we’ve even thrown in some fun board games which you can enjoy sat on the veranda or in the cosiness of the lounge in the evenings. The swimming pool, which is 10mx5m, is serviced once or twice a week at times to cause you the least inconvenience. It is situated in the private garden to the rear where you will be able to make the most of the simply beautiful views across the valley to Duras. In the evening strike up the BBQ and enjoy a glass of local wine whilst you cook and take in the marvellous sunsets beyond the forest to the west. The view across the valley changes with the setting sun as its glow gives way to the twinkling lights of Duras and its floodlit chateau. |

Duras – Famous for its chateau, it sits on a promontory, with magnificent views over the Dropt Valley. Here you will find a well-stocked supermarket, a bank and numerous individual shops, including a butcher, boulangerie, chemist and some small bars and restaurants. NOTE!!! Duras Wine Festival at the Chateau in August. St Emilion – About an hour’s drive away, this old, picturesque town with its cobbled streets is perched on top of a hill, and overlooks acres of vines which grow the grapes for the world-famous wine. Eymet - Founded in 1270, it has several Romanesque chapels, castles and wood-beamed houses with archways. There is a large market in the central square on Thursday mornings. Ste Foy La Grande – This old, walled town, which straddles the Dordogne, is located about 25 minutes away. Built in 1255 on the banks of the Dordogne, Ste Foy has a 13th-century gothic church and many half-timbered houses dating from the 15th and 17th-centuries. Ste-Foy-la-Grande has a railway station and a large Saturday market. Activities Cycling, walking, running – with such beautiful, undulating countryside, the area is perfect for all these activities. Horse riding at the "Millepieds" Equestrian Centre, a 2 minute drive from the house. Fishing at a nearby lake - details on request. Golf – A superb 18 hole par 72 championship golf course is about half an hour away at Chateau de Vigiers, near Monestier. Wine tasting – there many “caves” nearby, all of which offer free “degustation” – the local wine is first class. |

Long lets out of season by negotiation. BOOKING INFORMATION We will confirm the dates are available upon receipt of the Booking Form, which should be sent to us with a deposit of 20% of the total amount due (full payment if booking within 8 weeks of departure). Full payment becomes due 8 weeks from departure. There is a security/damage deposit of £200, fully refundable if there is no damage and the property is left clean and tidy. The property will be available for occupation from 4pm on your day of arrival and must be vacated please by 10am on your day of departure. |
