This recently built detached villa is south-facing with stunning views across the valley and countryside beyond. It is situated at the side of the owner's property and all on one level. There is a spacious open-plan living/dining room with newly fitted, very well-equipped kitchen, 1 double and 1 twin-bedded room. A lovely, large shower room and useful storeroom complete the accommodation which is of the highest standard. Ample private parking. Guests have EXCLUSIVE use of the pool. The terraced area surrounding it is a real sun-trap, whilst meals outdoors, cooked on the BBQ, can be taken in the shade of the veranda. There is plenty to do and see in the surrounding area for those who wish to explore, alternatively just sip an aperitif by the pool, and enjoy the peace and tranquillity of this delightful rural location. The gite is fully insulated and double glazed with underfloor heating in each room and has individual room controls. All windows are fitted with electric blinds that ensure that temperatures inside are comfortable even in the hottest weather. There are two terraced areas with verandas, one south facing and the other east facing to enjoy the morning sun. Both terraces have outdoor dining furniture. English satellite TV is available (free to Sat. transmissions) in the gite as well as many books and games. A wide range of DVDs and Video Cassettes are available on request. Sheets, towels, iron, ironing board and hairdryer are provided. Regrettably we cannot accept pets and the property is non-smoking. All prices are per week - Sat. to Sat. Situated within 4 kms of the small town of Ste. Livrade, where there are all amenities, including a typical French market on Friday. Just a drive of 10 kms will take you to Villeneuve-sur-Lot, a medieval bastide town with magnificent central square where you can sit and relax outside one of the many restaurants and cafes. There is an organic market every Wednesday morning and traditional markets on Tuesday, Friday and Saturday. July and August see many evening markets where there are facilities for eating and usually a band or group playing. This part of Lot et Garonne is famous for many culinary delights, des Prunes d'Agen, Foie Gras, Truffles and Armanagac as well as all the other famous dishes that France has to offer. We have a Michelin star restaurant at nearby Pujols, a quaint hill-top village overlooking Villeneuve-sur-Lot, so if you really appreciate good food its the place to go. As well as local wine producers where you can purchase excellent wines at a fraction of UK prices, the vineyards of Bordeaux and the picturesque and world-famous town of St. Emilion are only about an hour's drive away. If you are seeking an active holiday there are a wealth of things to do locally: watersports including canoes, pedaloes and motorboats for hire, horse-riding, caves, chateaux to visit, a flying school for micro-lites, golfing, new bowling alley where you can also enjoy a decent meal, plus museums a plenty. For children there is a wonderful angora goat farm to visit where the children can actually take part in bottle-feeding and milking the goats, and many other child orientated activities in the area. |
