THE COTTAGE Ground floor - spacious open plan beamed living/dining room, telephone, glazed doors to private terrace with barbecue & garden furniture. - kitchen, fully modernised with dishwasher, washing machine, tall fridge and gas cooker - shower room, tiled, with basin, shower, WC. - terracotta tiled floor and exposed beams throughout ground floor. First floor - light & airy landing - spacious master bedroom (king size double bed) with lovely countryside views - bedroom 2 has 2 single beds and countryside views - bedroom 3 has 2 single beds & an amazing original beam structure - family bathroom & bath/shower, basin & WC, plus Velux window for lots of light - polished pine floors and exposed beams throughout first floor. Heating - for low season, wall mounted electric radiators in each room, including bathroom. OUTSIDE - private, paved terrace with own barbecue, garden table, chairs, sunloungers & sun umbrella. POOL - shared swimming pool 12m x 6m, depth 1m - 2m, with paved surround & lovely views over the surrounding countryside. GARDEN - shared three-quarter acre of garden with lawned areas, car parking area and fabulous countryside views over fields (superb if it's a year for sunflowers) and towards woodland. Sit on the terrace and watch the deer come out to play from the woodland in the distance! There is in-built social life in high season if you want it, and other children for yours to play with, but plenty of privacy if you prefer. Ideally located between the Dordogne, Bordeaux wine country and the Atlantic coast. Masses to see & do in the immediate area as well as further afield. Located on the Southern Charente/Dordogne borders, just outside the village of Montignac-le-Coq in an area of outstanding natural beauty, and offering complete peace and quiet whilst being within easy reach (5-10 minutes' drive) of a host of activities including golf, tennis, riding, canoeing, fishing, sightseeing etc. Local towns & activities - Golf/tennis/country club with bar, weekly barbecues etc. 5kms - Bakery 5kms. - St. Séverin 5kms - small supermarket, shops, bank, cash point, post office, bars, hotel, restaurant, tennis courts, mini-golf, hairdresser, doctor, dentist etc. - Aubeterre-sur-Dronne 10kms - beautiful listed medieval hillside village with tourist office, 11th c. amazing monolithic church, craft shops, cashpoint, restaurants, pizzeria, pavement cafés, puppet theatre, sandy river beach with kiddies playground, canoeing & tennis, bike hire, horse riding. Summer activities include outdoor concerts & river jousting! St. Aulaye 15kms with all amenities, son-et-lumiere show at the chateau in summer, sandy river beach with water shoot, kids' playground, riverside restaurant, & tennis courts - Market towns of Ribérac 16kms and Chalais 16kms with a host of amenities, restaurants etc. - Cathedral city of Angouleme 40kms (TGV to Paris 2hrs30mins, to London 6hrs). Angouleme airport is now served by ryanair from London Stansted. The annual rally round the ramparts of Angouleme is a fantastic weekend every September. There are year round cultural & musical events. - Dordogne 6kms. St. Emilion 45kms. Bergerac 50kms. Cognac 40kms. Wine tasting galore! - Bordeaux 80kms (international airport), now a superb & stylish historic city having recently undergone a 5 year refurbishment programme - Atlantic beaches about 90kms. Royan takes 90 mins. Arcachon takes 2hrs. - La Rochelle about 2hrs. Poitiers about 2hrs. "UTTERLY RELAXING" ... is how most people describe their holidays in this area. Everyone loves it! |

Nearest airports Angouleme (50mins) served by ryanair Bergerac (75 mins) served by flybe Bordeaux (90 mins) served by bmibaby, British Airways, Air France etc. |
